If you’re working with a good agent, they’ll tell you any time is a good time to list your home – and they’re right! While spring and summer are the most common times to sell/buy, there are added benefits to the winter months as well.
1. Less Competition
When there is less inventory in the market, buyers will be more attracted to your property; doing smaller fixes and updates will go a long way with slim pickings.
According to NAR, typically we see a decrease of 15% in inventory from November to December.
2. Motivated Buyers
When a buyer is inquiring in the winter, they’re usually more serious about their desires and are motivated to close. Having an agent allows for the process to go as smoothly as possible.
3. Cozy Staging
Use your fireplace and blankets to your advantage! When marketing your property, your images go a long way – make them inviting.

4. *Typically* Faster Closing Time
Since there is less of an inventory during the winter months, lenders in turn, are also less busy. Finding a buyer with a pre-approval (instead of just a pre-qualification) is more likely.
5. Clients Have Time Off
Don’t we all love when our vacation days re-new? Don’t we also love when we use those days to achieve our goals? Home-ownership is a big step for a buyer, having the free time to focus on the process alleviates some buyer stress.
